How it works
How wall tie replacement works
Whether you have spotted horizontal cracking in the mortar joints, bowing brickwork, or a surveyor has flagged a concern, the steps below cover what happens from your first enquiry through to the paperwork you keep at the end.
Wall tie replacement
Before the visit
- Property address and postcode
- Age or build period of the property
- Type of wall construction if known
- Photos of any visible cracking or bulging
- Details of any previous remedial work
Submit your enquiry
Fill in the form with the property address, the age of the building if you know it, and a description of what you have noticed. Photographs of the affected brickwork, taken in good light, help a specialist understand the scale before making contact. The quote is free.
A specialist calls you
A local specialist will be in touch to ask about the property type, the wall construction and anything a surveyor or mortgage lender has already said. This conversation shapes whether wall tie testing, a wall tie survey or full wall tie replacements is the right next step.
Wall tie testing or survey
Where the extent of any failure is not yet clear, the specialist carries out wall tie testing using a borescope drill and probe to check tie condition across the wall. The findings determine how many ties have corroded, how far the problem runs and which sections need attention.
Written findings
The specialist sets out what the testing found: the number of ties examined, the condition of each, the mortar joint courses affected and the recommended course of action. If the wall shows signs of movement or bowing, that is noted separately.
Wall tie replacements
The specialist installs new remedial ties, typically resin-bonded stainless steel fixings driven through the outer leaf and into the inner leaf at the correct centres. The original corroded ties are de-stressed where needed to stop further mortar cracking. Work is carried out with minimal disruption to the brickwork face.
Final documentation
Once the wall tie replacements are complete, you receive a written record of the work carried out: the tie type used, the fixing pattern, the wall sections treated and the date. Where the specialist issues a certificate, it is included with this report. This paperwork is what mortgage lenders, insurers and buyers ask to see.
